Fortuneo acquires, develops, and operates Class A office buildings, flexible and innovation workspace, suburban office conversion and repositioning assets, medical office and life sciences real estate, open-air neighborhood and community retail, net lease and outparcel retail, mixed-use urban properties, and commercial real estate debt across major U.S. markets.
The platform deploys capital across 27 fund vehicles spanning the 2026 and 2028 vintages, each structured as a Delaware Limited Partnership with its own general partner and investment mandate. Alexandra Pohl serves as Founder and CEO. The platform is headquartered in Dallas, Texas, and builds acquisition, development, and leasing capacity through a national network of brokerage relationships, tenant representative contacts, and property management operator partnerships.
Fortuneo measures performance at the asset level through tenant credit quality, weighted average lease term, tenant improvement allowance efficiency, floor plate utilization, cap rate at acquisition or stabilization, and NOI growth trajectory across each property type in the portfolio.

Alexandra Pohl
Alexandra Pohl is the Founder and CEO of Fortuneo, a Class A office development and full-spectrum commercial real estate platform focused on delivering trophy-quality workplaces in markets where the flight-to-quality dynamic is compressing the gap between the best buildings and everything else.
Raised in a real estate family, Alexandra built early mastery in capital strategy and asset performance. She earned dual undergraduate degrees in Business Management and Exercise Science, competing as a Hall of Fame dual-sport NAIA D1 athlete, then deepened her competitive discipline through martial arts and an MBA in Global Business Management.
In the private sector, she spent seven-plus years at Toyota and Danfoss applying lean and TPS methodologies to complex multi-site operations. Before founding Fortuneo, she spent eight-plus years in senior U.S. federal leadership on infrastructure and regulatory matters, and has personally directed $300 million or more in development and capital programs.
A fifteen year lease is signed because the building does its job for fifteen years.
