Firm / Stewardship & ESG
Buildings that work harder for tenants, communities, and the planet.
ESG is not a marketing exercise at Fortuneo. It is integrated into acquisition underwriting, capital planning, tenant service delivery, and LP reporting — because Class A buildings that lead on sustainability lease faster, hold value longer, and retain tenants further into every cycle.
Framework
Three pillars. One operating discipline.
Environmental, social, and governance factors are underwritten alongside cap rate, NOI, and exit — because they drive the same outcomes. Every asset in every Fortuneo fund is measured against the same framework and reported on the same LP scorecard.
Environmental
Buildings that use less, deliver more.
- Energy Star benchmarking on 100% of stabilized assets
- LEED, BREEAM, or WELL alignment on all new acquisitions where feasible
- Portfolio-level carbon intensity tracking and reduction pathway
- On-site renewable generation and PPA structuring where applicable
- Water stewardship and low-flow retrofit programs
- Construction waste diversion targets on all capital projects
Social
Places where people want to work.
- Tenant health and wellness programming in every stabilized property
- Indoor air quality monitoring above ASHRAE and WELL minimums
- Local hiring commitments on capital and repositioning projects
- Community reinvestment programs in every market we operate
- Accessibility beyond ADA — universal design in all new builds
- Diversity, equity, and inclusion tracked at the platform, tenant, and vendor level
Governance
Institutional discipline, at every level.
- Independent auditor: PwC on every fund
- Independent third-party fund administration
- LP advisory committee on every vehicle
- Standing valuation committee with external member
- Enterprise risk management framework reviewed quarterly
- Written policies on cybersecurity, code of conduct, and whistleblower reporting
Frameworks & Alignments
Institutional standards, adopted in full.
Fortuneo aligns its ESG reporting and disclosure practices with the frameworks LPs and their consultants already use — so allocations to Fortuneo funds are portable, comparable, and auditable across every mandate.
| Framework | What it covers | Fortuneo alignment |
|---|---|---|
| UN PRI | Principles for Responsible Investment | Signatory in progress |
| ILPA Principles 3.0 | LP governance, transparency, alignment | Adopted in full across all fund vehicles |
| TCFD | Climate-related financial disclosure | Annual TCFD-aligned disclosure to LPs |
| GRESB | Real estate sustainability benchmarking | Portfolio-level GRESB submission planned for stabilized funds |
| SASB | Sector-specific material sustainability topics | Real Estate SASB standards applied at fund reporting |
| LEED / WELL / BREEAM | Building certification systems | Alignment on new acquisitions and major repositions where feasible |
| Energy Star | Whole-building energy benchmarking | Benchmarked on 100% of stabilized office assets |
| SFDR | EU Sustainable Finance Disclosure Regulation | Article-level disclosures on funds marketed into EU jurisdictions |
Reporting Cadence
Quarterly to LPs
Every LP receives a quarterly ESG scorecard alongside standard capital account and NAV reporting. The scorecard covers energy, water, waste, tenant satisfaction, community reinvestment, and governance metrics.
Community
Real, local, measured
Community reinvestment commitments are tied to specific properties and measured against pre-set outcomes: local hiring hours, small business tenancy, community space activation, and workforce training partnerships.
