First 100 Days
Move-in and beyond.
A tenant's first hundred days in a Fortuneo building sets the tone for the full lease term. Our operations teams treat the first hundred days as the most important hundred days of the relationship.
Day 0 — Handoff
Turnkey delivery
Space is delivered on-schedule and on-spec. Punch list is walked jointly. Building operations team, security, IT infrastructure, and vendor contacts are introduced in person.
Day 30 — Check-in
First operational review
Asset manager meets with the tenant's facility, HR, and workplace leads to review building performance, service response, amenity utilization, and any friction points.
Day 100 — Partnership
Strategic review
Capital planning, expansion runway, sustainability reporting, and lease-term optionality reviewed jointly. Tenant is on-boarded to portfolio-wide amenity and hospitality programming.

What lease terms and structures do you offer?
Investment-grade corporate tenants typically sign ten- to twenty-year leases with pre-built or turnkey delivery. Grocery-anchored retail runs ten to twenty-five years net. Flexible and creative office is available in three- to seven-year structures. All terms are negotiated deal-by-deal.
What is the tenant improvement package?
TI packages are underwritten to the specific tenant, credit profile, term, and use. Fortuneo delivers turnkey pre-built inventory in most core assets and full-scope build-outs for anchor tenants.
Do you accommodate expansion and growth?
Yes. Every anchor tenant has documented expansion rights, right of first offer on adjacent space, and portfolio-wide referral rights across all Fortuneo-owned buildings.
